Amenities 3 details
Every managed home has a fully stocked kitchen (coffee maker, toaster, pots/pans, dishes, utensils) and comes with linens/bath towels provided (but not beach towels, which guests should bring themselves); a starter kit of shampoo, soap, toilet paper, paper towels, dish soap, dishwasher soap, a sponge and laundry detergent is provided but is not restocked mid-stay.
SPI Rentals partners with VayKLife to deliver and pick up beach gear (chairs, umbrellas, bicycles, beach carts, boogie boards) directly at the rental property; guests booking 2-21 nights at a participating property get a beach-gear credit (look for 'Beach Gear Credit Included' in that property's amenities list — not every managed home participates).
SPI Rentals runs a full in-house guest-services and accounting team in addition to its management leadership, per its own About page staff listing: a Social Media Coordinator/Admin Assistant, an Accounting Supervisor plus two Staff Accountants, and a Guest Services Manager plus a Guest Services Specialist.

A 24-hour courtesy hold may be available on some rentals to secure a reservation while a group finalizes plans, but holds are never extended beyond 24 hours.
Check-in is 4:00pm and check-out is 10:00am; SPI Rentals does not offer early check-in or late check-out, though a guest can sometimes book an extra adjoining night to effectively extend their stay if the unit is available.
Deposit/payment policy: if booking more than 30 days before arrival, 35% of the total is due at booking and the balance is due 30 days before arrival; if booking within 30 days of the stay, full payment is due at booking. A signed rental agreement is required to complete the reservation.
Guest count is capped at each home's stated sleeping configuration — no air mattresses or extra overnight guests beyond the rental agreement's maximum, and no day-guests beyond that maximum either.
Homes are cleaned before arrival and after departure only, not daily during a stay; guests can pay extra for additional housekeeping mid-stay. All properties are strictly non-smoking.
Optional travel/rental protection insurance (Standard and Cancel-For-Any-Reason plans) can be added to a reservation; SPI Rentals recommends it for cancellation protection rather than offering refunds outright.
Parking and noise are city-regulated, not SPI Rentals policy: each rental agreement lists a maximum number of vehicles (overflow cars risk a city citation/fine and should use public parking), and the City's noise ordinance means no noise audible outside the home after 10:00pm.
Pets: only dogs are allowed, and only in homes specifically marked 'pet friendly'; typically up to two dogs per pet-friendly home, dogs must stay in common areas (not on furniture/beds), must be leashed outside and kenneled if left alone, and owners must pick up all droppings. A one-time, non-refundable pet fee applies.
SPI Rentals is not permitted by the City of South Padre Island to host weddings, receptions, or events of any kind at its vacation rental homes.

VayKLife beach-gear delivery carries a standard $17.95 delivery fee (waived if the order total exceeds the guest's credit by more than $60); optional 'Gear Damage Protection' costs 8.9% of the gear order and no separate security deposit is required (a card is kept on file instead).
